Start with the exterior of your home, also called your curb appeal. Inspect the exterior of your home from a quick glance from the street. What jumps out at you? What unique characteristics seem to fade into the background?
Understanding this helps us to choose what actions we can take to draw buyers from the street and into your home. If your house isn't at its best on the outside with touched up paint and colorful greenery we'll need to address those as well. Refer to the Curb Appeal Checklist and elevate your home's final selling price.

"Welcome to your new home!"
Could a buyer envision themselves hanging out in your living area, reading a good book in your reading nook or studying in your home office? I want your Open House to welcome buyers and offer them a sense of contentment. I'll help you do this by suggesting changes that enhance the features of your house.
I'll tell you eliminate items that give the look of clutter. Surface areas like tables, desks and counters should be cleared off. Knickknacks, souvenirs, family photos, and play time works of art should get moved out of sight. I can help you simplify the decor of house. Disheveled or busy areas make your home look smaller and buyers have a harder time seeing themselves calling your property "home".
Every room gets a once-over. I'll point out the pieces of furniture that should be rearranged, rooms that need a fresh coat of paint, carpet needing to be changed, fixtures that could use brightening, and any other improvement that can inexpensively be made to positively influence the sale.
Buyers expect a house that brings them inside. Personal items that could be "offensive" should go into storage in order for your house to impress buyers at every showing.

Setting the Stage
In the short time that your house will be on the market, we want to capture buyers' attention.
Dark living areas can be a real mood killer, so we'll do things like part the curtains and create light where needed to welcome the buyer. Together we'll enhance the air of the house with enjoyable music playing lightly and make sure a pleasing fragrance circulates from every area. We'll make use of cozy-looking throws, and throw pillows on your sofa and bed. Buyers should feel like your house is their future home.
